This exceptional bayfront property offers beautiful views over **Estero Bay** and is within walking distance to the beach. With spacious balconies, bright indoor-outdoor living areas, two fully equipped kitchens, two private garages, and access to a screened pool deck with heated pool and spa, this home is ideal for a relaxing and memorable Florida vacation.

**THE BEACH HOUSE** consists of two separate luxury duplex sides. **Side A is the right side**, and **Side B is the left side**. When rented together as **THE BEACH HOUSE A+B**, the connecting doors on each level can be opened to create one spacious vacation home while still offering separate retreat areas for privacy.

THE BEACH HOUSE is a modern three-story duplex with approximately **6,018 sq. ft. of air-conditioned living area** across both sides. Each floor is accessible by staircase.

Both sides of the home offer spacious balconies, which can be separated for privacy if desired. The screened pool deck features a heated pool and spa, a two-story screen enclosure, plenty of seating, sun loungers, and BBQ grills.

## Third Floor — Private Primary Suites

Each side features a spacious top-floor primary suite, laundry area, and gallery space with views down into the great room below.

Each primary suite offers a large bedroom with a seating area, sliding doors to the balcony, and elevated views over the coastline and bay. From here, guests can enjoy peaceful water views, beautiful sunrises, sunsets, and quiet moments overlooking Estero Bay.

Each suite also includes a private bathroom with double vanity, shower, toilet, and walk-in closet. These top-floor retreats offer wonderful privacy and a true luxury vacation feel.

## Second Floor — Main Living Areas

The main living areas are located on the second floor of each side. Each side features an open great room, kitchen, dining area, and two additional bedrooms.

Each side includes one guest bedroom with a king-size bed and one guest bedroom with a queen-size bed. These bedrooms share a bathroom with vanity, shower/tub combination, and toilet.

The open living areas overlook the waterfront and feature high ceilings, comfortable seating, TVs, large windows, and sliding glass doors that open to the bayfront balconies. Each fully equipped kitchen is centrally located and includes a breakfast bar with seating for 4. Each dining area is positioned along the sliders and offers seating for 6, making it a beautiful place to enjoy meals with bay views.

## Ground Level & Outdoor Living

The ground level offers two spacious private garages, each with room for up to 3 cars, as well as access to the pool area.

From the main living areas, guests can step out onto the balconies and use the spiral staircases to access the ground-level pool deck. The screened pool area includes a heated pool and spa, seating areas, sun loungers, and BBQ grills.

This outdoor space is perfect for relaxing after a beach day, enjoying the Florida sunshine, watching the water, or ending the day with dinner by the pool.

## Fort Myers Beach Location

Fort Myers Beach is known for its miles of white sandy beaches and the warm waters of the Gulf of Mexico. It is a wonderful place for long beach walks, shelling, jogging, biking, or simply relaxing by the water. The beach is often shallow and calm, making it especially enjoyable for families.

Grocery stores, restaurants, cafés, shopping, and entertainment are nearby. Drive south to Bonita Beach and Naples, or head north toward downtown Fort Myers Beach with restaurants, bars, ice cream shops, live music, and the famous pier area.

From this location, guests can also easily explore **Lovers Key State Park**, Sanibel, Captiva, Cape Coral, and downtown Fort Myers. Lovers Key State Park, with kayak and bicycle rentals as well as beach access, is only about one mile from the home.

## Utility & Fee Information

* Electricity allowance: **$140 per week included**. Usage above the included allowance will be charged at **$0.18 per kWh**.
* BBQ grill cleaning fee, if used: **$50 per side / $100 for both sides**.
* Propane: Four propane bottles are provided — one under each grill with at least ¼ tank full and additional full replacement bottles. If a bottle under the grill is used up, please exchange it and make sure a full replacement bottle is placed back in the garage before departure. If property management has to exchange a propane bottle, a **$45 fee per bottle** applies.
* Base price includes up to **8 guests**. Additional guest fees may apply for more than 8 guests.
* Maximum occupancy: **12 guests**.
