**THE BEACH HOUSE** consists of two separate luxury duplex sides. **Side A is the right side**, and **Side B is the left side**. Guests may rent either side individually or both sides together. Renting both sides is a wonderful option for two families, larger groups, or multi-generational travelers who want to stay together while still enjoying plenty of space and privacy.

The home connects indoor and outdoor living beautifully, with spacious balconies overlooking the water and easy access to the pool area below.

THE BEACH HOUSE is a modern three-story duplex with approximately **6,018 sq. ft. of air-conditioned living area** across both sides. Each floor is accessible by staircase.

Both sides of the home offer spacious balconies, which can be separated for privacy. The shared pool deck features a heated pool and spa, a two-story screen enclosure, plenty of seating, sun loungers, and a BBQ grill.

**THE BEACH HOUSE A** is the right side of this luxury bayfront duplex and offers approximately **3,009 sq. ft. of living space**, with **3 bedrooms and 2 bathrooms**.

## Third Floor — Private Primary Suite

The third floor features the spacious primary suite, laundry room, and gallery area with views down into the great room below.

The primary suite offers a large bedroom with a seating area, sliding doors to the balcony, and elevated views over the coastline and bay. From here, guests can enjoy peaceful water views, beautiful sunrises, sunsets, and quiet moments overlooking Estero Bay. The suite also includes a private bathroom with double vanity, shower, toilet, and a walk-in closet.

This top-floor retreat offers wonderful privacy and a true luxury vacation feel.

## Second Floor — Main Living Area

The main living area is located on the second floor and features an open great room, kitchen, dining area, and two additional bedrooms.

One guest bedroom offers a king-size bed, while the second guest bedroom offers a queen-size bed. These bedrooms share a bathroom with vanity, shower/tub combination, and toilet.

The open living area overlooks the waterfront and features high ceilings, comfortable seating, a TV, large windows, and sliding glass doors that open to the bayfront balcony. The fully equipped kitchen is centrally located and includes a breakfast bar with seating for 4. The dining area is positioned along the sliders and offers seating for 6, making it a beautiful place to enjoy meals with bay views.

## Ground Level & Outdoor Living

The ground level offers a spacious garage and access to the pool area.

From the main living area, guests can step out onto the balcony and use the spiral staircase to access the ground-level pool deck. The shared screened pool area includes a heated pool and spa, seating areas, sun loungers, and a BBQ grill.

This outdoor space is perfect for relaxing after a beach day, enjoying the Florida sunshine, or ending the day with dinner by the pool.

## Fort Myers Beach Location

Fort Myers Beach is known for its miles of white sandy beaches and the warm waters of the Gulf of Mexico. It is a wonderful place for long beach walks, shelling, jogging, biking, or simply relaxing by the water. The beach is often shallow and calm, making it especially enjoyable for families.

Grocery stores, restaurants, cafés, shopping, and entertainment are nearby. Drive south to Bonita Beach and Naples, or head north toward downtown Fort Myers Beach with restaurants, bars, ice cream shops, live music, and the famous pier area.

From this location, guests can also easily explore **Lovers Key State Park**, Sanibel, Captiva, Cape Coral, and downtown Fort Myers. Lovers Key State Park, with kayak and bicycle rentals as well as beach access, is only about one mile from the home.

## Rent One Side or Both

Guests are welcome to rent either side of THE BEACH HOUSE or both sides together. Each side is lockable and has a separate entrance and garage. Upon request, the connecting doors on each level can be opened to create one large vacation home with two kitchens and plenty of space for everyone.

## Utility & Fee Information

* Electricity allowance: **$70 per week included**. Usage above the included allowance will be charged at **$0.18 per kWh**.
* BBQ grill cleaning fee, if used: **$50**.
* Propane: Two propane bottles are provided — one under the grill with at least ¼ tank full and one additional full replacement bottle. If the bottle under the grill is used up, please exchange it and make sure a full replacement bottle is placed back in the garage before departure. If property management has to exchange the propane bottle, a **$45 fee** applies.
